The basics

What is a title search?

A title search is an essential step in researching any property. It tells you who owns it and what's happened to it over time.

You'll also hear it called a title report. It lays out the property's past owners along with any liens, encumbrances, easements, and other records tied to its history.

We combine multiple nationwide data sources so every search you get is current and accurate.

A search typically looks at

  • Deeds
  • Mortgages
  • Liens
  • Judgments
  • Easements
  • Tax records

What are title searches used for?

Anyone putting money into a property needs the full record, fast. Quick access to complete property data is how professionals keep an investment safe, and having one place to get all of it saves both time and money.

Who uses them
  • Lenders
  • Real estate investors
  • Wholesalers
  • Tax lien investors
  • Tax deed investors
  • Foreclosure investors
  • Probate investors
  • Insurance agents

Questions

Is a title search the same as title insurance?

No. A search reports what's recorded against the property. Title insurance is a policy from an underwriter that covers certain losses. Our reports help you decide whether to bid; they don't insure the title.

Do liens survive a tax deed sale?

It depends on the state and the type of lien. The report shows what's recorded so you can check it against your state's rules before you bid.

How fast do I get the report?

Reports are typically delivered within 24 hours. Need it sooner? Add rush for $59 and it comes back in 4 to 8 business hours. Municipal lien searches depend on each municipality, so their timing varies and they can't be rushed.
